I have water heaters in my dallas rentals ranging from 6-22yrs in age, with most in double digits.

So now you have 4 to 5 digits cash in your pocket that's your money not a deposit that you have to hold.

This puts it as a digital record and is admissible if anything were to be needed in the future.

My thoughts:1 - add early termination to lease.2 - there needs to be routine communications3 - digital locks over keyed locks (IMO the era of keys is over)Glad you landed on your feet!

Larger, nicer homes can do well as insurance placements for significantly higher rent than you'll get from a travel nurse or digital nomad.

Does anybody have the books listed on the 7 must-reads in real estate in a digital format?

- Closing statement to bookkeeper- ensure all receipts have been captured and entered into books- close project files; for me this is things like deleting/tossing any documents no longer needed, making sure all lien waivers and needed docs are scanned, entering final #'s into KPI sheets, and transferring my digital folder to a storage drive.
