It was a terrible buy as it's a 40's concrete house, 700sqft, and IMO rehabbing a concrete house isn't worth it due to poor insulation among other things.I have around $60k saved and am frozen on if I should pull the trigger on a deal in OR where prices are super high and use financing to rehab a buy and hold rental, or go out of state where I can buy something for cash and rehab that for a buy and hold rental.

If there is a dirt floor in the basement, be aware that the excess moisture can rot out the floor from the underside and can be more prone to pest infestation from burrowing.

If everyone has carpet and vinyl flooring, then a laminate wood upgrade could provide that finishing touch that is better than the others without a major price increase to you.This all becomes a happy balance between design and budget and that takes experience.

@Glenna Wood What was odd about this new construction site is that they have created rooms on the first floor with their own entrance, kitchenette, and laundry room for the purpose of airbnbing, but after talking to the sales rep some more he said that you can only airbnb while living in the unit.
