Some of my clients are offering $1000 and to pay for moving trucks to get tenants out.

.- Always budget for unexpected costs.- Don't ever paint 1970's cabinets to save costs.

Backsplash in the kitchens, nice floors in the bathroom (small areas, so the cost-bump is minimal), and updated lighting in some key areas (like the dining and living areas) go a long way.Basically anything you can do to activate that "Ooh, that's so pretty"/HGTV part of the brain, while being budget friendly, is a win. 

Am I missing any costs or not budgeting enough towards any of the costs.

Some transition into full time... some don't...Also, don't forget that there is ~$2k-$3k of annual dues that you will need to budget. 

For now I'm looking at all the creative tools to make my first BRRRR easier/ safer as a first investment, and to have a larger cash rehab budget.
