I've conducted two experiments over the last year with mixed results in order to test a couple of things.  

If it actually worked and simplified my life, I'd pay $50-$100 per property per month for it.If y'all are testing the waters, I'd recommend the following,1.

Perhaps you need to increase your income to more than 3x the rent or look for a less expensive unit where your income meets the 3x the rent test. 

They tested for a commode leak with green food coloring.

My lease has been fully reviewed by my attorney (Lowther-Johnson and Associates) and tested (I have won over a dozen money judgments, lost zero).  

You should run this test ad during due diligence.

My husband and I are really struggling to devise a plan to purchase investment properties through a corporation.We have the corporate formed and funded through an intercompany loan ( I own a small business that does well).We had a semi successful large scale renovation through this company (we purchased a bad property, renovations went sideways and then the market stalled with the stress tests on mortgages - Yikes).
