Regarding increases in the Security, you pose a valid question, although I suspect most Landlords don't bother collecting additional Security upon Lease renewal.

Has anyone gone with an online document service to get a warranty deed for a "subject to" deal?

Before jumping into being a pure private lender, you need to understand the risks of individual deals and be able to validate the numbers that are presented to you.There are a ton of investors in DFW that would gladly take your money, just do your due diligence and find the trustworthy ones who have been in the business awhile and aren't going anywhere.

If you want him to look at something, it'll have to happen when he happens to be in our area for a real job.But I've seen him solve an appraisal-introduced "this house needs a new roof, period" problem with less than <$400 in fees for an inspection, patch, and 3 year warranty. 

The buyers are asking about getting a 10 year structural warranty.

The seller is current on payments, but indicated she is not able to cover closing costs, warranty, title insurance, etc.

Seller will convey using an as-is contract, clear and marketable title with a warranty deed.

Also remember the inspection is no longer valid if the tenant doesn't move in within 30 days.
