I've been following the Sub To and Seller Financing Wholesaling strategies for a while, and while I understand the concepts, I'm wary of presenting the option to a seller without having all my paperwork and disclosures in order. 

Getting familiar with the concepts of mathematical modeling and operations research can help but honestly it would be overkill for what you really need to know for real estate.

Also ask yourself: Gee, this must not be a new concept of bringing investors together to raise money to do deals.

My eventual goal is to obtain 12 rental properties so in like ten years I can slow down and use the rent plus investment dividends to fund a much simpler life...Does this sounds rational, am I looking at is all wrong?
