i would get #s from a FEW as you're getting started, to see who knows their stuff. if ARV could be as low as 90k you'd pretty much have to get it for free. deals like this sometimes work creatively though. if they're open to seller financing. and you can wholesale creative deals.

But certainly storage has to be a strong number 2.I’m not saying there can’t be any sellers at that rate, but find out why 1) they’r willing to sell so cheap and 2) someone else didn’t snap them up with the hundreds of mailers they’ve probably received over the last year or two.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.
