New Tenant signed the lease stating she has only 1 small dog, now she has brought home 5 cats to the Shared House she rents. 

They have put sign, sidewalk, and flag pole in our lawn. 

I'm under contract on a duplex and one of my unacceptable conditions was the foundation which showed signs of significant movement (see below pics from inspection report).

The commission to the broker is paid out of the seller's side (almost always, as they are the ones who signed a listing contract agreeing to pay the broker a commission on sale of property).

Then go to credit karma, sign up for rental karma and they will verify with your "landlord" and that will put payment history on your credit.I once had to cosign for my sister, who made 3 times as much money as I did.

My thought is, you do all the work and sign for the $400k seller note.
