Seems like a lot of good opportunities.

A large percentage of investors are managing them improperly, typically marketing and operating them like short-term rentals without realizing they are long-term rentals and long-term rental laws apply.I'm just trying to keep people from getting themselves into a pickle, but the masses don't seem to care.

Certain parts are extremely dangerous and seem to be getting worse.

Of the 7 cities this seems to be one of the few that still has a relatively low barrier of entry and there are still multi-family properties available.

We have settled in around 1/2 of 1 months rent for deposit and seems to be working well.

I've tried hiring contractors but the cost seems so high it's hard to make deals work, so my question is where do you find people to hire full time for general work like drywall, flooring, painting etc......

Seems like short term would likely generate more revenue but not really sure about profit when you consider vacancy and property management fees of ~30% (I would consider remote management but I would think cleaning fees would still be ~$400/mo. which is high).

So this source pretty much dried up before he could deliver on his promises.In general, after watching the market for almost a year, it now seems clear to me that agents are sending me ok deals at best, not good ones.

The biggest barrier seems to be finding properties and landlords though.
