In relation to renting it out for the winter,we would inform renters that we are intending to sell next summer,and for that reason would be renting it out to the right person for a much lower rent.I just want someone in there for the winter,because if we leave it vacant our insurance is through the roof!

Don't leave income on the table just because you will be taxed on it.3) Most real estate expenses are deductible in the year you pay them, especially if the benefit is immediate (like a utility payment or property tax).4) Some expenses are prorated through the life of the improvement, such as depreciable buildings and roof repairs.

Hello allI have a scenario to run by you and I know what most will say but I just want it to make sense as to why I would pass when my trigger finger keeps wanting to pull the trigger :)Portfolio of rentals for sale, 14 Duplex units and 1 Single Family in Timbuk (names have been changed to protect the innocent) yes they aren't in the greatest area which isn't good I know but they have all been upgraded new roofs etc. 90% occupied at moment asking 580k for all.

During that inspection they issued more including re-roofing the coach house and grading the property.
