I would definitely have an attorney or title company do the paperwork and a full title report and insurance before transfer of title.

Make sure the agent pulls credit reports on all signers of the lease and make sure you review them.

The reports are 40-90 pages long and go through the entire house in great detail.Get an appraisal.
