I'm in Canada, but I know some types of repairs you can only write off when you sell your place. 

The insurer expects a baseline of maintenance and repairs, and you either keep up with them or you get dropped, and you do not want to get dropped in Florida.

Wondering if there is any combine service for these?

No warranty of condition, repairs, replacement,  etc give as to the system.

@Mike King we've taken over a lot of properties from them - and the property owners were NOT happy with their services.Many nonpaying tenants and questionable "turnkey" repairs.

A DSCR loan, or Debt Service Coverage Ratio loan, is underwritten to the property income instead of your personal income/taxes/debts.

I need to find a way to split the service
