I think you would benefit from doing some serious networking with active investors in your area and growing your sphere with like minded people.

If you have enough documentation, it will be easier when the tenant move out. remember it could be years from now.

I would get property radar right off the bat though.and remember you have to follow about 25 to 50 homes to buy one.. can't get lazer focused on one as you never know which one will actually go to sale.
