Be alert, if you time it right you might be able to get down payment assistance/grants (I got $5,000 from a local program and used it to buy my interest rate down to 3.125% which is way below typical market rates for a Duplex).

I believe this may be "Seller Assistance" I am defining but I'm not sure if this is right.

The bank will want the list price of the property to reflect current closed comps in your area,  in a 1 mile radius, if you have others that are closed foreclosures in the past 6 months, add them in too.  

So are their any portfolio lender that would take the chance to assist a newbie in obtaining an investment property?  

In Florida we use transaction broker who is permitted to assist with bot sides of the sale.
