I hope you're not too late b/c I'm 32 ;-) I'm not a landlord yet but based on what I've heard it's a good idea to step up the rents in increments and also show the tenants you care about the building so they see they are getting something in return for their higher rent payments.

These can rapidly change a build cost, but more importantly, every step of confirmation requires a scheduled meeting...

We have experienced  a rapid growth in jobs and population.

Seems cheaper to pay the FTB and incremental commercial fees than the higher umbrella costs.

With the rapid rise in rental rates, people are doing rental arbitrage even with long term rentals. 

Rapid Construction and Turnaround: Tiny homes are quick to build and can be completed in a fraction of the time it takes to construct a traditional house.

I see that Warsaw is growing rapidly, people are optimistic and the economy is quite strong! 

There is a large housing shortage here with 30,000 new jobs in 2022 and only 3,000-4,000 new single family homes being built so single family homes especially are rising rapidly.

Does the installment sale defer (or incrementally increase) the property value basis change for the buyer?

The incremental commission on the higher price is not the point.
