How would you advise someone looking to get started with note investing to do so in 2018 given your two points above if they don’t have any pre-existing relationships in the space?

I dont have a house yet, so no extra room to rent out but I'd prefer owning something with separate space.

Drywall cracks, space between trim and floor(both possible foundation issue indicators), proper attic venting(check temp in attic)

The last public record was a foreclosure back in 2009.

I haven't personally owned a property where tenants were on public assistance, but I have managed one or two units out of a large inventory that did.

Anyone want to share their "pitch book" with the public?

Additionally, consider the availability of public transportation nearby.

I am now at a point where I am equipped enough and extremely hungry to get involved in this space and starting building an investment portfolio. so here we go with the first of thousands of posts to come!

Most people in this space are pretty friendly and eager to help newcomers.
