You can get tamper-proof shower heads that cannot be "screwed off" ... many manufactures produce one or more such models.We install low-flow shower heads (1.25 - 1.5 USG/min) in all our units and have never had complaints or issues with tenants removing them.

@Gabriella NataldieWith $10k in savings and $8k in hospital bills I would not be buying a multifamily propertyA roof, hvac system or major repair would wipe out that $10k.Closing costs alone on the property would be more than $10k.While it’s awesome to be ambitious, I recommend focusing on saving $ and building up enough capital so you can comfortably afford to buy a property

We're doing no development, but I've heard many stories about a Phase 1 turning up nothing and big issues (ususally underground tanks) being found once the dirt starts being moved.

get more micro. we define a zip code as a market. there are about 7 zip codes in the city of columbus that we work in as well as about 15 in Miami. we look at the average housing unit delivered and try to develop under the median and average home or condo where there is a lot of absorption. that is mostly through smaller Floorplan design, smart floorplan design, etc. new construction and development you also have much more control over the overall development just my 2 cents. if you are just buying existing it's going to have some issues
