I’m a legitimate cash buyer on some transactions (not using hard money etc) and will gladly close and pay you a fee if you found the deal but a large non-refundable deposit and close in a week with little to no inspection time (usually how these go) is not gonna happen.Also keep in mind, I have done non refundable fees before, but in that case it was to the owner.
