You can still do a cost segregation study (assuming timing isn't an issue), but the cost of the study may prove to be more costly in the long run for you than just taking regular depreciation on the property.

@Mark C. you could repurpose the LLC for something else, but given you used it in the past for your handyman service, you don't want to get blindsided in the future by a handyman related lawsuit.

We thought the backyard was stellar but we had issue with the interior.

@Ash Gowda in general, I don't see an issue with tenants applying for rent assistance if they are in need.

The remote location, challenging terrain, workforce issues, and limited availability of nearby utilities contribute to this.

Had some issues with the previous work done and some of the sub-contractors but got it done.

If all 3 units are roughly the same value, then you are only getting 1/3 of the total potential benefit.There's a lot of technicalities I'm intentionally skipping here, to distill the core issue.
