It sounds like you've been pretty clear with your intentions as you have 3 other properties under contract with the agent already.

The tenant has already been unofficially notified that this is my intent through the real estate agents.

I just got a letter of intent from my lender who is committing to 20% down on 10 units due to the strength of the deal.  

It would be nice to offer after the close, but that wasn't the intent of the promotion.  

Well yes, obviously I'll be telling the wholesaler my intention since I would expect to be paid when the transaction is done.

Our intentions are to house hack in order to keep costs low while we grow our rental portfolio.My problem is, as I listen to these podcasts and read some of the discussions on here about folks starting off while working a 9-5, the voice in the back of my head keeps telling me why wait? 

No agent worth his/her salt is going to waste the time of other agents & sellers tossing out lowball offers that the "buyer" has no intention on closing.

A legal definition of assignment is: "An assignment of a right is a manifestation of the assignor’s intention to transfer it by virtue of which the assignor’s right to performance by the obligor is extinguished in whole or in part and the as-signee acquires a right to such performance."  

Hi @Pete Hathaway,As of loan funding and closing, there must be no indication that you have any intention to leave gainful employment.

Sounds like you have two different issues: You have a tenant asking for his security deposit back, and you have someone living in your apartment who shouldn't be there.The current resident first: Does this sub-letter have any intentions of leaving at the end of the lease?
