The key difference is that in mortgage I'm forced to structure it, because that's what's due.Additional info 1 in case it matters: it's actually on my primary residence.Additional info 2 in case it matters: the balance each month is roughly $4500.

Office vacancy for San Diego as a whole is around 9%, but I would be concerned about the age of the asset (probably some deferred maintenance to consider even though it's well maintained) and that its off the beaten path in Poway. 

Can you point us to a link with more info?

I would make sure you get a propr mgmt certification to make sure you know EVERYTHING about service dogs, marijuana laws, eviction info, how to handle all tenant issues, like them vacating before their lease is over, tenants not paying rent or causing a neighborhood nuisance, etc.
