I have looked into ways to quiet the noise, water fountain, speakers on deck, possibly enclosing the deck with windows (though its not very attractive).

(Since your new, don't bother with Short Sale Flips, REO Flips, and Foreclosures as those just add more of a learning curve.)I limited the pre-flip purchase price to $700,000 guessing that since you're new you're going to focus on the bottom half of median home price sales.And I only looked at deals that netted a 5% or greater purchase amount change post flip which eliminates a lot of noise and "non flipping flips".In 2018, with those above criteria, there were 282 flips.

Depending on what repairs are being done, perhaps you could hire a crue to work the interior on night shift hours, assuming the repairs are not a noise disturbance to neighbors.You could also get a mean dog inside, or hire a security guard to sit on premisis.

The HUD data has noise and time lag in it.I see rental listings that are too high and sit forever, ones that start too high and get lowered, I think it all works.
