You can hand write or word process and print your letters or postcards, stuff them in envelopes and hand stamp them or you can pay a service to do all that for you.

But you better have a killer postcard and even better sales pitch if you are going to go door to door..and a lot of time on your hands :) Because once they are posted they are going to get bombarded with flyers and phone calls.You don't always have to have cash...but you do need proof of funds.

I was thinking of calling the broker that is listing it and asking about a viewing then getting pictures of problem areas, and try my hand at negotiating a lower price.
