Doing it now before you know your tenants is much easier to do.Some may suggest that long term tenants are golden however tenants that pay under market requiring the owner to supplement their rents are a definatly a liability not worth keeping.Your other option is to place the best interest of the tenants ahead of your business and lose money.

I send all numbers a generic text with info and a specific time/day to see the placeI also pre-screen each person and tell them good luck in their search if they're not the type of people I want to rent to.Then schedule everyone mostly for that specific times and day.

I'll let you devise your own ideas on the best way to set this up.I will say that for floating things on trade accounts and credit cards, I recently got a decent sized limit from the big orange box center for a COMMERCIAL ACCOUNT card (not the generic one where they'll give you a free bucket if you sign up at the register or whatever).

We used our county's room rental lease agreement, because the people at our local REA shared with us that the courts prefer those, and then supplemented with some of the documents from the book.

I do cash deals for fix and flip so I told the agent that I am not sure if I will use any sort of financing for that particular property, but wanted a generic pre approval letter if i end up using one.
