If you plan to hold long(er) term then I'd be less worried about the resale aspect in 2 since you have more time for things to adjust and maybe help by joining the board to influence the values for the positive.

Keep letting your friends and circles of influence know about the site, invite others, and help spread the word, and we should see our goal of 75,000 members for 2009 in no time!

If you are financing the property, then the lender will require an appraisal.Make your offer contingent on financing and the property appraising at a certain value.Double check your numbers and make sure the vacancy is fiscal vacancy in the numbers.

@Solomon Oh In my opinion, the primary concept behind Grant Cardine's advise is fiscal responsibility.

Work your Sphere of Influence by letting them know gently that you are now licensed and are happy to help.

What information is going to influence home prices, appreciation,  rental rates, etc. 

I've been involved in real estate for a while due to parental influence but didn't really pick up to full steam until last year.
