Taking it a step further, I thought it would be a good idea to consider multifamily properties where I could rent out the other unit(s) to cover the mortgage (or even better produce positive cash flow) while reserving one unit for my vacation home. 

Mold is an added bonus for not having ventilation.And, an attic fan won't be enough...you'll need vents to allow the hot air to vacate. 

I enjoy doing things that others find too difficult and I jump in while everyone else walks away.

With our escrow coming up quick, we gave the property management 30 days notice that we would like to vacate our current unit and will be living in the Duplex by June 16th. 

If they DID pay, they would become a month to month tenant whom I could give a 30 day notice to vacate.

My vote is to sell cash out and enjoy it.

I’ve studied continuously and am constantly striving to learn more, I don’t have much to bring to the table at this moment but I would greatly enjoy someone more experienced in this world hearing me out and giving me some constructive criticism on the subject.

Have a move in and move out check list and have tenants sign before taking possession and before vacating property.

I want to bid on this house but I do enjoy the comfort of knowing bank should have cleared title on it.
