Also, I highly recommend reading/listening to David Greene's book on Long Distance RE Investing.

Knowing that you have to factor in a PM which also dips into the cash flow.Also, keep in mind that commercial lending is a whole different animal with high-interest rates and may eat up your ROI.I like to suggest SFR's or small multi-family (especially house-hacks).

I am willing to work part-time, and I would be okay working without pay to gain experience but the issue is I need to at least make enough money to pay for gas, going to eat, gifts, etc.
