Exactly, sometimes nothing you can do, just roll with the punches, look at the big picturewhere its devastating is the new investors who this happens to on their first purchase or the owner on the way out destroys it as well .. 

The thought of gauranteed rent sounds great..until the tenants destroy the property and Section * wont recertify it until you fix everything they broke.

Both of them said if the tenant doesn't want to stay they can leave as long as they don't destroy anything they get there deposit back and if they don't want the tenant there they can tell the tenant to leave. 

To be more specific again, do they stay more than just a year at a time, destroy the house, pay on time?  

A Las Vegas property was in escrow for 4mos which in the interim a squatter moved in and destroyed the place.

By the time I get them.out the house is destroyed and a filthy mess and the yard looks like a jungle.Then....here's the kicker, on the way out they steal the furnace and hot water tank. 

I've heard about renters destroying a rental when they leave but never saw it firsthand until today.

Renovation and repair costs are immense and can destroy deal within a wink.
