Is there any websites or platforms that I can add to my knowledge that help with this diligence at fair/free cost?

I've been on teams that reviewed a bunch of CRMs and it mostly came down to what someone had used in the past, for the sales people, and how much it costs, for the managers.

Buy & hold investors may consider lower cost areas like Aurora, Joliet, SW Chicago, and others to get a balance of cash flow while still investing in a decent area.

I am 33 years old and know that the money will be worth a lot more in tax free accounts in retirement.I have w-2 income1099 income (building side business for self directed roth 401k)I currently own no IRAs only a roth account.

I have been using a free one called vtiger.it has been going very well for me and my business.I do about 2-4 deals a month and it helps me track all of my projects and investments into those projects and to do lists etc. 

I get the the post card route is way more efficient from a time perspective (although at twice the cost), but really wondering about response rates.   

I am in the military and my free time fluctuates to deal with investing but am motivated, just wondering if the price of the leads are worth the cost of the list.
