@Michael L Schein If they were teaching unlicensed wholesaling without a double-close, you might mention that to the AG's office.Mass General Laws found here https://malegislature.gov/Laws/GeneralLaws/PartI/T... state that marketing a property that you don't own in expectation of something of benefit (profit) is illegal in MA.The other law that you might use is Chapter 93A - the Consumer Protection Act. 

Combine those two things and I think that waiting until you can save a bigger down payment is a pretty bad idea.If you wait, those two factors will probably consume all of the additional savings. 

You need to get your life in order, save at LEAST 50% of what you earn, cut your expenses to the BONE, NO new cars, no consumer BS, no new iPhone.

It won't cost as much as a full-service property manager but will free up a lot of your time since handling inquiries/bookings is the most time-consuming part of managing your STR.

Make sure all of your consumer debt is paid down or paid off (credit cards, car loans, etc). 

I know by consuming real estate all day, it is almost inevitable that this is what i will be thinking about before bed.

Should I have them sign a Consumer Notice?

i havebeen a member on the site for a few years consuming the information on the forums and absorbing the content from the podcasts but i have not posted much on the forums. 

Going through a Jury trial is not only expensive for both sides but time consuming aswell.
