@Micah Manor Well, I’ve been looking for a house hack in Bastrop because I’m starting a job there to which I’ll be commuting from College Station so I want something there so I can stay a few nights a week and not have to drive every day, but I want it to be income producing or at least income-neutral.

Cashflow is my number one goal but to gauge appreciation potential/rent growth I look at:Location (market) - Census trends, average price to rent ratios, employment rates, landlord/tenant laws, tax rates (1% in CO is very different from 4.3% in upstate NY)Location (submarket) - Schools, crime, walkability, "path of progress" trends, distance to downtown/jobs, public transportation, commercial development

If I had ten bucks for every time I've seen a long-distance investor complain on this website that his third-party PM was casually ripping him off...Which is why I self-manage, and I'll do so until I hire an in-house property manager and sign his checks myself.

Whether or not the toy company relocates, I’d still rather invest in Pawtucket over Woonsocket given its proximity to downtown Providence and Boston and soon-to-be built commuter rail station.
