Landlord friendly and low property taxes combined with how close it is to CA it makes visiting properties and building a team easier. 

Like many I refinanced in ‘20 and locked in a 2.8% rate on my current property and I assume it can cash flow around 400-500/month if rented, or 125-140k net on a sale.

@Jodi Adams I see it is your first post so welcome to BP.I am not sure there is a legitimate tax sale trainer that is a national player.

I set up the rent payments in Baselane, the payments go directly into the appropriate account, and my accounting system already has it categorized, so I have very little to do to close each month.

For context, we have been running a successful airbnb for 6+ months cash flowing close to $750/month.

He wholesales tax deeds and also has a finance company for tax sale investors.

There are a few that are either "really close" of simply don't fit other criteria that we want (one example, a group looked quite promising, however when digging into the PPM / OM's we found that the whole thing was based in the Caymans... that's a great place to vacation, and I really liked the Caymans... however I don't want to have to figure out the legal structure of something that's not US based should I ever need to.... so, that's not one were invested in).Feel free to reach out privately - always willing to chat.

After closing on the loan, you will not have to keep taking 2k/month out (unless you need it to make the payments). 

Should I require them to get a signed lease prior to closing and them assigned that to me?
