Large flat walls are cheaper than small areas with lots of cuts & corners.It will take a small crew about 7-10 days to hang drywall, tape and mud, then let it dry a day or two, then sand, mud again, dry again and sand again, finish and clean up.

Once the property is foreclosed on, the title gets wiped clean. 

They can do inspections, electrical done by a professional electrician, furnaces new within 7 years.

I couldn't quite figure out whether or not utilities like electricity and water/sewage should be paid by Landlord or tenant, so I assumed the tenant would pay and moved on.I look forward to everyone's feedback!

I will be traveling to view the property next month and I'm in need of local contacts for property management (cleaning & laundry) and maintenance for the MEP systems.

I would however have them sign a cleaning addenda that outlines what they can expect during their move-out inspection and what the associated fees will be.

The results are bothering me, but it could be because I have a clean criminal record and I guess I expect others to be clean as well. 

I’ll buy as is where is clean title.  

Be aware more fixes are very likely in a property built in 1965: big trees need trimming, wood siding needs replaced with hardiplank, electric update to code, etc.
