If mom had no spouse, the living children (in the simplest scenario -- no dead children who have descendants) own the property by operation of law.

I encourage people with children to rent the downstairs units.

That way you at least know what kinds of pets are on your property ahead of time, and it lowers the chance of putting you in a bad position of finding out a family got their children a cute puppy that they love and you come in and tell them the dog has to go. 

He know that he'll have a hard time finding another place, because most landlords won't even look closely.Would I rent to someone that has molested little children?

Not the best home for families with very young children or for those advancing in years, so we are concerned that we may have much longer DOM.We have considered wholesaling it & still may -- not a whole lot of money there.I considered seller financing it with a wrap. 

Utah's legislator is controlled by real estate interests and billboard companies, not even though they are sleeping together but have children together kind of close.If you are coming toward the end of your lease and want more money, I would offer to extend the lease, automatically add a yearly increase and increase the current rent.
