We are in the final stages but that came to a stop because the we person we are purchasing the property from does not have the deed in their name so obviously its a "A to B, B to C". which is fine we are still getting the property for 600k and the comps on the block are selling for the minimum of 1.2!

So they ended up paying about $50k more, for a house one block away that did not have central AC, and that wasn't a fresh rehab (and the property they bought didn't even have forced air heat - it has radiators - a lot more pricey to add central AC to that)!

Its kinda nice looking at houses in cities where the "hood" is three blocks long as opposed to what you see in the bigger cities.I will check investor nations website, sounds like a great program.

Dave,IMO, Some of the best places to by in St Louis are South City (but all of South City isnt good, one street may be very nice but the next block over not so nice.)

Went outside, and sure enough the intake pipe was blocked; the wind had blown somebody's dry-cleaning plastic bag around, and my heater must have been on at that time when the wind blew it near that intake, so it got sucked in.
