I understand how quickly it can get away from the borrower, but if the intentions are to more than likely turn-over the property after the initial locked-in period, should I be as leary?

Hoping that the brain power of the masses can assist in providing me with some clarity.We have been going through the process of doing a short sale on a ski condo in Colorado and arrived all the way to the closing table to discover that the HOA had not accepted the short payment that the seller's agent had indicated and as such was demanding that the short sale be re-approved with the HOA getting more of what they are due or else they will continue with the foreclosure process.

Since you are effectively borrowing the whole thing, you will be paying interest on the HELOC once you right that check.

This is not to say that some smaller companies won't have these things in place but more often than not the larger company will have dedicated staff members that can assist with business planning, accountability, coaching, social media and more than likely a broker in charge who does not sell but is there to manage the agents and the office.Keller Williams has some great programs worth looking into.
