Where my mind would be if I was you, and you haven't commented at all on your life situation is the possibility of a HOUSE HACK with a VALUE ADD opportunity. 

We are in a situation where we have built a good bit of equity in our current primary residence and are trying to figure out the best method to leverage that equity to continue building our portfolio as fast as possible.

Also, I'm an investor and self-learning real estate agent who has acquired his knowledge from real life situations, books and courses.

Hopefully yours isn't an inherited situation. 

To throw another wrench into the situation, I read something the other day that said for the time being CMHC rules remain the same and lenders plan to treat any pot plant growing as a grow-up.

They will wait till the situation blows up, rent stops coming, and by then it is too late.

I have been frustrated with those situations in the past.
