As others have recommended, I would suggest looking at starting with buying a primary home with your VA loan - whether that be a single family home or a multi family. 

If you don't currently have a screening process I would suggest you create one immediately and include it in your application going forward.

SF is a really expensive real estate market (relativity speaking), Abq is more affordable.I'm happy to give you additional information on how I see these markets.Jens

A few additional context that may make this a bit more complicated:- ideally the 1031 exchange that I do will then add my wife to the picture with the trust that we have established (however it's easier to do)- the property was previously used as our primary property, but is now a rental property for at least 4-5 years- an alternative is the sibling is open to gift annually up to the gift limit so that we own the property outright prior to the exchange, but that will take quite a few more yearsThank you!

Hi Tyler, A blanket loan may be the best solution for you based on the price points of the properties you are targeting like @jacob Sherman suggested.
