So I would be creating a garage with a storage area uptop (unfinished Sqft).

If I sold, I would do a 1031 with $80k-$90k proceeds and either buy a storage facility/warehouse or see if I can get a 6+ unit.

Self-storage, parking, office space: that's a different thing from owning and renting residential properties, I can't speak to that.
