I have an opportunity to purchase a 1458 square foot SFR for $84,000.

For more cost-effective properties (sub-$50K especially), I use a bit lower cost estimate per square foot, because buyer expectations are correspondingly lower.

I work out of Cerritos Auto Square and would like to stay 45minutes to 1 hour away MAXIMUM.I am having literal anxiety trying to decide the best area for a good Investment/Rent ratio, I don't mind living in a rough area.

Or, prep the hole into a small square one with a box knife (no need to go stud to stud), then do a California patch.I learned this years ago out of necessity as a landlord.
