WOWIf no one lives there could you file for abandonment?

He and his family have been very difficult with the move out;  his son has told me he will break back into the house (filed a report with the city police dept and informed the tenant of his son's threat and my report), he insists that they "took excellent care of the house" and is expecting his full deposit back. 

Maybe start with the Florida Real Estate Commission to see if there are any complaints on file.  

I think it will cost about $1000 to set up my LLC and than another $500 or more each year to renew the LLC and file its taxe returns.  

-They have backwards priorities -They are professionals and know they will get several more months out of the home even after you file for evection-They are simply bad with managing their money-Something changed in their lives and they can no longer afford to live there/ need to save money to get into the next place-They bit off more than they could chew initially (similar to being bad at managing money but more future budget related)The people that do pay are regular people who want a decent place to live and respect how the system works. 

If the lender has filed a Notice of Action/Statement of Claim, the owner is noted in default, options are limited.I'll send you some options via PM.

- Did you guys file Form 8832 to be taxed as S-corp. 

In Michigan, the filing fee is $50 and takes 2 minutes.  

We filed on an expedited basis which frankly costs a lot but from what we understood, shortened the wait time from 12 months down to 6 months. 

You don't need to tell them that the pink window frames might not actually impact the monthly cash flow situation either way, they again already know to file that pinkness thing right next to "quarterly sensitivity training requirement" - in the "completely irrelevant to reality" category in their brains.
