If tenant signs lease in the middle of the month they pay full first month of front and the second month is pro rated.

I'm in the middle of building a home for my family and I in Acton.

It's in quite a pinch because our contractor just jumped ship on us in the middle of the project! 

Plus we live in the middle of california so our other expenses are high.

Charging $150 to scrape grease and gunk out of an oven and the top of the range is neither  (although when I'm in the middle of doing this it's tempting to charge $1000). 

I wouldn't say its the worst area but its in the middle of some bad one, I would say I think your overpaying for the area.

While I understand that they cannot prorate rent they have not received, I am a little concerned that I will be stuck in the middle with the tenant claiming they paid the property management company and the property management company claiming they haven't received it.
