If you were to stick-build to a high efficiency (i.e. offset wall with no thermal bridging, proper envelope sealing, and substantial thermal mass on the inner walls), your cost variance to a modular built home will be much smaller.

Conventional / Government / Non-QM / Fix N Flip / Hard Money / Commercial / Blanket /  Bridge / HELOC's just to name a few, but you want access to all these loan types. 

Gap or bridge funding.  

@Taira Jackson You could also look into commercial loans, they have options for fix and flips, buy and holds, multi-family, bridge, and cash out, even vacation areas.

If the banks do not work out, could always try bridge financing/private/hard money.

The only thing I had to consider is the fact that crossing the Dumbarton bridge costs $6 everyday... so maybe its just more worth it to pay more for a room close to work and avoid paying for gas + bridge toll fees everyday.
