As Beverly alluded, if the existing plumbing in the building does not have independent runs to each of the units, you will need to incur some, possibly significant, work to run new independent water supply lines to each unit and to install a manifold and sub-meters where the water enters the property. 

So I ask what is more important Net worth or financial independence?  

The only way I would promote such an investment for my investors is if the owner of the property/business would engage an independent 3rd party operator with tremendous experience in the assisted living industry to manage the operations.  

Both you and your spouse can do one independantly if you both have 401k's which can give you up to $100k of funding options. 

Check with your local title companies and see if they can refer you to an independent abstractor in the county you need.
