I would recommend simply networking as much as you can, attend local investor meetups and leverage your knowledge as an investor to better serve investors as an agent.

You could go to different towns to attend their auctions. 

Currently I am in grad school and attend school out of state to where this property is located. 

Definitely attend any of your local REIA/BP meetups and network with other investors (https://www.biggerpockets.com/...). 

I would highly recommend attending at least once to get a feel for the environment.
