Is there a type of agreement I can create between us that does not constitute subletting?

I am looking to create an multi member LLC for one property but as we grow I would like to convert to a series LLC.

Here are some things to consider; USDA loans were created for low income rural housing, so not everyone house is eligible for a USDA loan.

Managing my own properties and building systems/processes to become the best hands on property manager will help me jump into creating my management company to where I'll be able to offer the same quality service to other investors who don't want that responsibility. 

I want to start renting it out to create some more income, and am currently looking for an additional home in the area to do the same thing.
