Without knowing the details if the numbers of that deal, it is difficult to say if you over paid or if you just did not have a good enough deal.Try finding some private lenders at set interest rates as opposed to profit splits.As far as your question, downsides are higher interest rates, lower LTV's, app and appraisal fees, rehab funds withheld and paid on draws with inspection fees, cash reserves required, and more cash out of pocket.

Pulling it out is a horrible, messy affair and, once it is out I cannot imagine why you would close-up the walls again without insulating {the fellow who renovated your Vicky should be slapped ;) } We have found closed cell spray foam to be the best solution in these situations as your studs/wall cavities will be neither uniform nor of a {modern} conventional thickness.

It had a cell tower on it, so I sold the cell tower for close to what I paid for the the whole property and then sold the land separately.
