If we base the purchase price on total income it would be twice as high.The true beauty of buying apartments is that the income after paying expenses determines value.It’s all about the numbers.Took me a few tries to get to this point...you laid it out perfectly in this post...the hard part is finding cap rate comps since all the recently sold properties do not have T12s and rent roll information that you can use to compare apples to apples....any suggestions on how to estimate appropriate cap rates?

That being said, our two most recent buys are 9beds/3baths, where we bought with enough sqft to have a 1bed/1bath option to maximize those rents. but the other 8 still share 2 baths. you'll get some bad apples here and there but mostly people are just looking for cheapest rent where we don't require more than a $100 deposit.

Though I am a real estate agent I do understand that renting has its purpose.....If you’re throwing $1000 down the drain on rent or $1000 down the drain in interest...it’s apples to apples (especially if you can’t itemize).
