I know these areas are hot for Air BnB and its pretty easy to get the right kind of zoning for multi-family, especially if you're only doing 2 units to start with.

If you have a furnace and air conditioniner in one unit it doesn't matter because the thermostat acts like a switch.

Furthermore, these houses are all made out of ship lap, which means they have zero insulation and single pane windows and the ones I am seeing do not have any type of central air conditioning.

I'm estimating $25k in repairs to account for new appliances as well as installing central air (kind of a non-negotiable here in FL).
