I just get tired of being the bad guy, calling people and being ignored.

Perhaps I'm wrong Josh, but what I am getting out of the last several comments is that some members here (Mitch just said it best in his last post) are tired of other members making an immediate judgement of a "analize this deal" question using the 50% rule.If it does not pass it, that investment is immediately labeled a bad investment, which just may not be true.

Independents are growing rapidly as people grow tired of all the partisan BS here.As for women taking over the country, you guys already run the show . . . don't you worry about that!

Ultimately ends up getting tired of land lording and selling the property in rough shape.Landlord B analyzes available markets/property and finds a nice solid B-/C area. 

MLS clients/tenants are at least 15x better than the rest of the applicants/tire kickers.i have lawyers, physicians, supervisors that make 100k+ in our houses. they'd NEVER use CL or postlets and waste their time looking for a house.

Keep in mind  one day you may want to sell this so preserving at least one tub in case you get tired of renting to students may help you if you transition to non-student tenants or sell.

I use to collect rent this way but I got tired of trying to figure out who had paid and who was late and who only made a partial payment, etc.

Tired baby boomers+ mostly.

I got tired of people not knowing how to use the washer and dryer and then calling because they couldn't figure out how to hit wash.
